Structural Engineering Design
For all schemes involving architectural and/or structural design, we offer our clients four standard levels of service. These are:
Plans Only
This includes the supply of architectural plans, ready for submission to your local planning authority, and the supply of detailed construction drawings (and structural calculations where required), ready for submission to your local building control department for approval under building regulations.
Plans with Planning Permission
This includes the supply of architectural plans, and the submission of these to your local planning authority, for the purpose of obtaining planning permission for your proposed project. We will submit the plans on your behalf, including making payment of local authority planning fees, and we will act as agent between you and your local authority until planning permission is granted.
Plans with Building Regulations Approval
This includes the supply of detailed construction drawings (and structural design calculations when required) ready for submission to your local building control department for approval under building regulations. We will submit the plans and calculations on your behalf, including making payment of local authority building control fees, and we will act as agent between you and your local authority, ensuring that your proposals are given building regulations approval.
Plans with Planning Permission and Building Regulations Approval
This includes the supply of architectural plans and detailed construction drawings (and structural design calculations when required) ready for submission to both your local planning authority and your local building control department, respectively. We will submit the plans and calculations on your behalf, including making payment of all local authority fees, and we will act as agent between you and your local authority until planning permission and building regulations approval are given.
Whichever of our standard service levels you require, we will offer advice pertaining to your project, including:
- Free estimates for our services, and advice on fee requirements of statutory authorities.
- We will make a full and accurate measured survey of your property, establishing existing construction methods, and advise on any limitations which these may have on your proposals.
- We will advise on building regulations and planning legislation, and how these may impact on your proposals.
- We will prepare existing and proposed plans and elevations of your property, and submit these to your local planning authority for planning permission.
- We will prepare detailed construction drawings (and structural design calculations when required) for your proposed project, and submit these to your local building control department for building regulations approval.
- We will act as agent between you and your local authority for all planning and building regulations applications, through to approvals being given.
- We will advise you of your obligations under the Party Wall et cetera Act 1996.
- We will advise you on Health & Safety issues, including the CDM 2007 Regulations, and the responsibilities which these may place upon you.
- We will provide additional sets of plans and structural calculations for building estimates purposes, and for use during the construction phase of your project.
For an additional negotiable fee, we offer the following services:
- We will compile all necessary documentation, and invite suitably qualified and competent contractors to tender for your project, on your behalf.
- We will formulate contracts between Client and Contractor. This will help to protect the interests of all parties involved in your project.
- We will oversee the site work on your behalf, helping to ensure that the works are completed on time and within budget, in accordance with the designs and specifications provided.
